New-home drain problems

Folsom Ranch is part of the Folsom Plan Area, about 3,250 acres planned for up to roughly 11,000 homes. The first homes closed in November 2018, and construction continues. Roots and worn-out pipe are years away for most of these houses. The problems that show up early are different:

  • Construction debris. Grout, drywall mud, tile adhesive or concrete washed into a drain during building or a later remodel. These materials harden in the line, and Folsom’s code bans cementitious materials from the sewer.
  • Fixture and trap issues. A slow drain in a nearly new house is often a fixture installation issue rather than the line itself.
  • Cleanouts buried or damaged. Landscaping and hardscape crews sometimes cover the property-line cleanout, or crack its cap.
  • Everyday clogs. Wipes, grease and hair clog new pipe just as easily as old.

Backflow devices

On new construction, Folsom requires a backflow prevention device where the lowest fixture is 12 inches or less above the nearest upstream manhole rim (13.08.090). If your home has one, it’s the owner’s to maintain, and removing a required device is prohibited.

Folsom Ranch questions

My new home’s drain is already clogging. Who do I call?

If the home is still under the builder’s warranty, check the warranty terms and contact the builder first. Drain problems in new construction can come from how the house was built. For a backup happening right now, get the line cleared, and keep the plumber’s notes and any camera footage for the warranty claim.

Where is my cleanout?

Folsom requires a cleanout at the property line on new construction (Municipal Code 13.08.080), so a newer home should have one. It’s a capped pipe, usually in the front yard toward the street, and sometimes hidden by landscaping or mulch. Knowing where it is before anything goes wrong saves time on the call.
